The affordability gap that made Kuna attractive compared to Meridian is narrowing, and buyers who have been watching from the sidelines are facing a real decision point. Whether Kuna makes sense for you depends on your timeline, price range, and what you're willing to trade for potential long-term upside in one of the valley's fastest-changing communities.

The question I've been getting more than any other this summer: "Is it still worth buying in Kuna?"

 

It's a fair question. Kuna has been the Treasure Valley's quiet understudy for years, the city buyers considered when Meridian got too expensive. But the story around Kuna is changing fast, and the buyers who've been waiting for the "right time" may be running out of runway.

 

Here's what's actually happening and what it means for buyers considering the south Valley right now.

 

THREE THINGS CONVERGING IN KUNA RIGHT NOW

 

Three major developments are landing in Kuna in 2026 and 2027, and they're hitting at the same time. That doesn't happen often in one submarket.

 

  1. A Costco is opening in August 2026. The new 200,000+ square-foot warehouse sits on the Meridian-Kuna border, and it changes the commercial math for the entire south Valley. The biggest objection buyers have had about Kuna for years has been that you have to drive to Meridian for most things. When Costco opens, that story starts to change. Gas stations, restaurants, and retail that cluster around Costco traffic will follow. It's not speculation. It's the pattern every Costco opening in a growth corridor has produced.

  2. Valor is delivering resort-style homes now. Valor is a master-planned community located about 16 miles southwest of downtown Boise, built around 36 holes of golf and resort-style amenities. This isn't a standard subdivision. The Reveille neighborhood within Valor is delivering single-family homes priced from the high $500Ks to well over $1,000,000, with the kind of finishes and community infrastructure that typically command Meridian prices. The 55+ Trilogy Valor community by Shea Homes adds an outdoor pool, pickleball courts, a fitness center, and a 10,000-square-foot resort clubhouse. If you've been writing Kuna off as a starter-home market, Valor rewrites that assumption entirely.

  3. Highway 16 is coming in 2027. The Idaho Transportation Department is building a new 4.5-mile limited-access freeway connecting State Highway 44 to Interstate 84, running along the Ada-Canyon County border. This is not a widening project. It's a new north-south highway, elevated five to twenty feet off the ground, with two lanes in each direction. When it opens, drive times between Kuna, Nampa, Meridian, and Eagle will compress noticeably. Areas that currently feel a few minutes too far from the freeway will feel significantly more accessible. Infrastructure improvements like this have historically preceded price appreciation in Treasure Valley submarkets.

 

WHERE KUNA PRICES ARE RIGHT NOW

 

The median list price in Kuna reached approximately $535,000 in spring 2026. That's up from the mid-$400s just two years ago, and it still runs roughly $80,000 to $100,000 below comparable homes in Meridian. But the gap is narrowing, and the pace of narrowing is accelerating.

For buyers in the $500,000 to $800,000 range, Kuna offers two distinct paths right now.

Resale and entry-level new construction in established Kuna neighborhoods tends to cluster in the $450,000 to $560,000 range. At this price point, you get larger lots and newer builds than you'd find at the same price in central Meridian or south Boise. If square footage and outdoor space matter to you, this is where Kuna makes the strongest case.

 

Valor's Reveille and Medallion communities are a different conversation. Homes in Reveille start in the high $500Ks and run well past $1,000,000. You're paying for a resort campus, and you're buying into a development that has a long runway for appreciation as Valor builds out. This is the option for buyers who want the Treasure Valley's equivalent of a master-planned resort community at a price point that doesn't require a Paradise Valley budget.

 

WHAT THE CURRENT MARKET GIVES YOU

 

Homes in Kuna are averaging around 100 days on market in 2026, up from the frenzied pace of 2022. That's not distress. That's negotiating room.

 

Right now, buyers in Kuna can ask for closing cost credits, request inspection repairs, and compare options without getting outbid in the first weekend. That flexibility is real, and it's a product of inventory that has expanded as builders have delivered new supply ahead of demand. When the Costco opens and the Highway 16 narrative sharpens, buyers who've been waiting tend to move quickly. The negotiating window you have right now may not last into late 2026.

 

Ada County inventory sits at about 2.16 months of supply and Canyon County at 2.25. Neither is a buyer's market by historical standards, but both offer more room than the sub-one-month supply years that defined the pandemic run-up.

 

THE HONEST TRADE-OFF

 

Kuna is not for everyone. That matters, and I'll tell my clients that directly.

 

If you need to be close to downtown Boise five days a week, Kuna adds time to your commute. If walkability and urban density are priorities, Kuna is not that place, not yet. If you're looking in the sub-$400,000 range, you may have options with shorter commutes.

 

But if you're a buyer in the $500,000 to $800,000 range who wants more land, newer construction, resort-style amenities, or a community that's still in the earlier stages of its appreciation curve, Kuna's case is genuinely compelling right now. This is where Meridian was fifteen to twenty years ago, in the window before commercial infrastructure arrived and the affordability premium evaporated.

 

Nobody can guarantee what prices do next. But the conditions that have historically preceded appreciation in the Treasure Valley are showing up in Kuna in 2026: anchor retail, infrastructure investment, and a resort-level development drawing buyers who wouldn't have considered this market two years ago.
